📢 Seeing headlines about rising mortgage rates? Remember, the rate you see online isn’t necessarily the rate you’ll qualify for!

Your credit score, down payment, debt-to-income ratio, and loan program can all influence your mortgage rate. Plus, options like seller-paid closing costs or mortgage rate buydowns may help make homeownership more affordable. 🔑

At New American Funding, we’re here to help you understand your options and find a mortgage solution that fits your financial goals. 💙

Want to know what rate you could qualify for? Let’s talk about getting pre-approved!

A lower payment at the start? 👀🏡

A temporary mortgage rate buydown can give buyers some breathing room during the first few years of homeownership. A seller or builder may contribute upfront to temporarily lower your interest rate, which can mean a smaller monthly payment at first. 💰

The rate then returns to the original rate, so understanding the full payment is important. Want to know if a buydown could work for your homebuying plan? Let’s talk! 🔑

Seeing mortgage rates above 7% can feel discouraging, but context matters. 👀🏡 The housing market has experienced higher rates in recent years, and there may still be ways to make your homebuying numbers work. Message me and let’s build a plan around your situation. 🔑

Closing costs are more than just your down payment.

When you purchase a home, you may also have costs connected to the lender, title services, prepaid items, appraisal, inspections, government recording, and escrow reserves. 🏡

Understanding these expenses early can help you create a more realistic homebuying budget. At NAF, we’re here to walk you through the numbers and help you understand what you may need to bring to closing.

Want to lower your monthly mortgage payment without refinancing? A mortgage recast lets you make a lump-sum payment toward your principal and recalculate your payments while keeping your existing interest rate and loan term. 💰 Contact New American Funding to explore your options!
