The Fed held rates this week. Two members actually wanted a hike.

Here’s the thing most people miss. The Fed sets short-term rates. Mortgage rates follow the bond market. So they can move on their own, either direction, no matter what the Fed does.

Two big ones to watch: PCE inflation this week and the jobs report Friday, Nov 6. Cooler numbers usually help rates. Hot numbers usually hurt.

Don’t wait on the Fed. I’m watching the market every day so my clients lock at the right time.

Got a buyer in love with a condo that turns out to be Non-Warrantable? Or a seller whose Non-Warrantable condo keeps losing buyers when the financing falls through? Don’t let the deal die. We work with lenders who do Non-Warrantable condos every day. We also have one that doesn’t look at whether the project is Warrantable, and the terms are often better than the typical Non-Warrantable route. Honestly? I don't think the market's the problem. It's a standoff.

Sellers want what their house was worth a couple years ago. Buyers want rates that might not come back. Both are waiting for the other to blink.

But I'm still closing loans and getting clients approved every week, and the deals that work all look the same. The seller gave a little. The buyer stopped waiting for perfect. Nobody got everything, and everybody still won.

It's not a crash. It's just a market where you have to negotiate again.
