Some great news from the USDA! In March of this year they will begin financing manufactured homes on their own land for homes built 2006 and newer. Hi Everyone! Since it is the New Year I want to re-introduce myself. My name is Kimberly Damadio. I moved all over but mainly consider myself from Central Pennsylvania. Currently, I live with my husband and son here at the Delaware/Ocean City, MD beaches. I love the outdoors, yoga, and cooking in the fall/winter/spring.

I got into mortgages in September 2020 after needing to do a career change away from the restaurant industry with COVID. I learned the in's and out's and also what I WISH I had known when I bought my own homes in the past. From this I resolved to help my clients understand as much as possible about the process so they never looked back questioning if they had received good financing or not.

I am a mortgage broker which means I have access to a lot of different loans for all types of borrowers with competitive interest rates. If you received a "no" from someone else there's a chance I may be able to give you a "yes" because of the loans I have access to. WOW! What a year!! Firstly, thank you to every borrower, potential borrower, FRIENDS, and realtor who chose and trusted in me to help guide them through the buying process. It is an HONOR. It is so meaningful to me and I'm humbled to have been an important part of this process for everyone. THANK YOU! Did you buy your home prior to 2021? Do you have an amazing interest rate, but debts are stacking up and you need some relief?

You likely have a large amount of equity in your home you can use to consolidate your debts and help relieve some of the mounting pressure from your monthly payments. It may be worth seeing if a cash out refinance makes sense for you despite the higher interest rates.

Congratulations to this first time buyer of a brand new home! As a broker we have access to around 20 different lenders. One of our lenders would not approve the loan, but this didn't stop us! We found another lender who would and got her into her new home. She was on top of getting all her documents to us. Additionally, I was able to build up a good relationship with the listing agent with my weekly updates so she trusted me when I said we can get the loan closed.

Just because one lender doesn't pre-approve you, gives you terms you aren't happy with, or tells you they can't do the loan doesn't mean it cannot be done. ALWAYS get a second opinion. As a broker I have many options that can help you achieve your dream of owning a home. Call me today-302.842.8182
