Recent Median Home Sale Prices:

📍 Temple: $267,000

📍 Belton: $310,000

📍 Killeen: $237,000

📍 Salado: $475,000

📈 Mortgage Rate Update: The national average 30-year fixed mortgage rate held at an estimated 7.40% as of last week.

Every local market is different, and buyers may have opportunities to negotiate on price, closing costs, or seller concessions. But here's what I always tell my buyers: remember that Sellers are homeowner's also - while concessions are helpful to the rate buy down or closing costs, that doesn't mean that every seller can accept a lowered offer PLUS concessions. Seller's are in a pickle also trying to navigate a break even with market volatility.

LET'S MAKE A PLAN! Let's look at numbers different ways so everyone wins on the rates, closing cost estimate, payment, break even, offer strong, etc. I am here to help find what path works best for you and your family with SO MANY loan options!
