So you're ready for the challenge of homeownership, but you must prepare if you plan to win a bidding war on the home of your dreams. It's time to get your game face on with these tips on how to make a winning offer against your competition.

👉 Get pre-approved. Pre-approval lets the seller know you are a serious buyer.

👉 Avoid contingencies. If possible, avoid making your offer contingent on things like selling your current home or non-essential repairs and credits. Contingencies are generally considered obstacles to successful closings.

👉 Use your own real estate agent. The seller's agent is legally obligated to protect the seller, leaving your interests unprotected.

👉 Make the highest offer. Using what’s called an escalation clause, have your realtor help you structure an offer that increases your offer if someone should outbid you.

👉 Be flexible on closing. Maybe your seller has to close by a certain date - or maybe they haven't found a new home and want to delay closing. Being flexible can put you ahead of the pack.

👉 Write a personal letter. This last tip might just tip the scales in your favor. Tell the seller about yourself and paint a picture of how you will love the home and build a life there for yourself.
