A non-QM loan is a mortgage that does not meet the federal definition of a Qualified Mortgage. That definition concerns consumer protection and underwriting standards. It is not simply another name for a loan outside Fannie Mae or Freddie Mac guidelines.
Non-QM programs can serve borrowers with income or circumstances that require a different documentation approach. Examples include some self-employed borrowers, high-net-worth borrowers, and people recovering from certain credit events. Availability for foreign nationals or investors depends on the specific product and its legal classification.
For consumer mortgages covered by the ability-to-repay rule, a lender still must make a reasonable, good-faith determination that the borrower can repay. Non-QM does not mean no verification or automatic approval.
These loans may use bank statements, documented assets, or other permitted methods. Interest costs, down payment requirements, reserves, and prepayment provisions can differ from standard programs.
The non-QM label alone does not describe a borrower's credit quality. It identifies the loan's regulatory category.
I compare the available options and their costs so a different documentation path comes with a clear understanding of the commitment.
