Here’s something I wish more self-employed people knew.

You can run a successful business, make great money, and still struggle to qualify for a mortgage because of what your tax returns show.

But what if we looked at your bank statements instead?

Certain mortgage programs allow us to calculate qualifying income using your bank deposits rather than traditional tax returns.

💡 Different way to document income. Different opportunity to get to YES.

I’ve said it before. Sometimes you don’t need a different house. You need a different mortgage solution.

🚨 UNPOPULAR OPINION: That shiny new truck in your driveway could be keeping you from buying a house.

And here’s the crazy part.

I’ve seen people worry about spending $50 more a month on a mortgage but have no problem signing up for an $800 car payment.

Here’s what matters.

When you apply for a mortgage, lenders look at your monthly debt obligations.

That car payment could seriously reduce how much house you qualify for.

I’m not saying don’t buy the car. I’m saying know what that payment could cost you BEFORE you buy it.

💰 $144,000 in rent over the next 5 years. Let that sink in.

That’s what someone paying $2,400 a month in rent will spend over five years, assuming their rent never goes up.

But here’s what I find interesting.

I talk to people all the time who want to buy a home but think they can’t because they don’t have 20% saved for a down payment.

The reality? You may not need anywhere near that much.

Some conventional loan programs allow as little as 3% down for qualified buyers.

Now, I’m not saying everyone should run out and buy a home. Sometimes renting makes more sense.

But if buying a home is something you’ve been thinking about, wouldn’t you want to know your options before signing another lease?
