So how is the housing market looking right now? Here’s the quick, honest version.

Nationally, a recent report puts inventory at about 1.6 million homes. The report describes 2 to 2.5 million as a more typical range, so there’s still room for inventory to recover. It also says price growth has slowed and buyers have a little more negotiating room than they did during the pandemic market.

That doesn’t mean every home has room to negotiate or every seller will agree to a credit. For VA buyers, a seller can offer credits toward some or all of closing costs. The VA doesn’t limit credits for closing costs, but seller concessions are a separate category with a 4% cap based on the home’s reasonable value.

If you’re a VA or first-time buyer, it can help to talk through seller credits with your Realtor and lender before you write an offer. Your Loan Estimate shows the estimated costs for your own transaction.

What are you noticing in your local market? Drop it in the comments.

Thinking about using your VA loan benefit but not sure what the road looks like? Here's the simple version.

1. Apply with your lender.
2. Your lender requests a VA appraisal. It estimates the home's market value. It isn't a home inspection.
3. Your lender reviews the appraisal along with your credit and income.
4. We work with the title company and set up your signing documents so you can close.

Steps can vary a bit by loan type and lender. Not sure where you are in the process? Ask me in the comments or send me a message, and we'll sort out your next step.

Nobody likes surprises at closing. So let's talk about closing costs before you get there.

Closing costs are the fees you pay when you officially close on your home, on top of your down payment. The amount depends on your loan, your lender and your purchase, so your own numbers are the ones that matter.

What they typically include:
🏦 Loan origination fee
🏠 Appraisal
📋 Title insurance and title search
💧 Prepaid items like homeowners insurance and property taxes
📊 Credit report, flood certification and recording fees

Two documents help you stay ahead of it. You'll get a Loan Estimate early in the process with your estimated costs. Then you'll get a Closing Disclosure at least three days before you close with the final numbers. Compare them, and if anything changed, ask why.

What was the most surprising line item on your closing disclosure? Drop it in the comments.

Fall in Alaska hits different. 🍂

The leaves are turning, the temps are dropping, and I keep hearing two very different takes on buying a home this time of year.

Some people say it's the wrong season. The snow, the holidays, the dark mornings. Others say a quieter season is exactly when they want to be looking.

I'm curious where you land. What's holding you back, or pulling you toward it, when it comes to buying a home in the fall or winter here?

Drop your honest answer in the comments. I'd rather talk about it openly than have anyone sit on the sidelines because of something that might be more workable than it feels.

And if this is your season and you're already thinking about it, you know where to find me.

If you want to use your VA loan benefit, there's one document that comes first: your Certificate of Eligibility, or COE.

Here's what it is and why it matters.

Your COE is the document from the Department of Veterans Affairs that confirms to your lender that you qualify for the VA home loan benefit. It's the first step.

Who may qualify? Veterans, active duty service members, current and former National Guard and Reserve members who meet the service requirements, and some surviving spouses.

How do you request it? Three ways:

1. Online through VA.gov
2. Through your lender, who may be able to use the VA's online system to get it. Ask them about it.
3. By mail with VA Form 26-1880. Mail requests may take longer.

What you'll need depends on your situation. Veterans, for example, need a copy of their DD214. Active duty service members need a statement of service.

Not sure where you fit? Ask me in the comments or send me a message, and we'll sort out what you'd need.

You've heard about the VA loan's zero down payment and no PMI. But there's one cost a lot of veterans don't hear about until they're deep in the process: the VA funding fee.

Here's what VA.gov says, in plain language.

💡 What it is: A one-time payment on a VA-backed home loan. It helps lower the cost of the loan for taxpayers, since the VA loan doesn't require a down payment or monthly mortgage insurance.

💳 How you pay it: Two options. Include it in your loan and pay it off over time, or pay it all at once at closing.

📊 What it costs: A percentage of your loan amount, not the purchase price. For a VA purchase loan used for the first time, VA.gov lists:
• Less than 5% down: 2.15%
• 5% or more down: 1.5%
• 10% or more down: 1.25%

After first use, it's 3.3% with less than 5% down, and the same 1.5% and 1.25% at 5% and 10% down.

Here's VA's own example: a first-time VA buyer purchases a $200,000 home with $10,000 down. The loan is $190,000, and the funding fee is 1.5% of that, or $2,850.

🚫 Who may not pay it: If you receive VA compensation for a service-connected disability, you won't have to pay it. A few other situations qualify too, including surviving spouses who receive Dependency and Indemnity Compensation. If you're later awarded compensation back to before your closing date, you may be eligible for a refund.

These rates are for Veterans, active-duty service members, and National Guard and Reserve members on purchase loans. Other loan types have different rates, and your lender shows your exact number on your Loan Estimate.

What questions do you have about the funding fee? Drop them in the comments.

She was 48 and thought she had waited too long to buy a home…

For years, she paid rent. She dreamed of owning her own home, but the process scared her. What if she didn’t qualify? What if it was too complicated?

So she kept waiting.

Until she decided to take the first step, ask questions, and learn about her options.

Today, she’s celebrating something she once thought was out of reach: HOMEOWNERSHIP!

Her story reminds us that you don’t have to know everything to get started. Sometimes, you just need to know where to begin.

Let me ask you something: What scares you most about buying your first home?

Don’t comment on this post. Just think about it. Write it down. Pray about it.

When you’re ready, text me at 907.795.9597.

Let’s talk. No judgment. Just education. 📖📓
