Did you know? Since November of 2023, mortgage interest rates have dropped by roughly 1.5% (source Bankrate.com). In the same timeframe, median home prices have stabilized (source U.S. House Price Index). What does this mean? On a loan amount of $300,000, the monthly house payment is roughly $300 less now than in November of 2023. This was a pleasant surprise for me when I crunched the numbers. One of the biggest reasons I love working for a mortgage company with local underwriters is simple — real people are making real decisions.
Every borrower’s story is different. Not everyone fits perfectly into a computer-generated box, and that’s where local underwriting makes a huge difference. Instead of getting an automatic “no” because of one guideline or one number, we have underwriters who actually take the time to understand the full picture.
What I appreciate most is the ability to make out-of-the-box underwriting decisions when it makes sense. We can have conversations directly with underwriting, explain compensating factors, and work together to find solutions for clients instead of just looking for reasons to decline them.
That local connection also means faster turn times, better communication, and fewer surprises throughout the process. We’re not sending files into some giant system and hoping for the best — we actually know the people reviewing our loans. That’s something I’m proud to be a part of.

Quality relationships over quantity of volume.

I’ve been originating mortgages for 30+ years and have always had the mindset of creating lasting relationships with my clients rather than transactional assembly line relationships.

I believe this is why my clients keep coming back to me time after time. Not just to buy another home or refinance their current home, but often just for advice or clarity on something they’ve heard or seen. It brings me satisfaction to know that they can trust me to tell them the truth, regardless of the outcome.

Recently, I had clients who were looking into a refinance. After running the numbers and going through all their options, we found they could reduce their monthly payment significantly by doing the loan. However, they ultimately decided that now was not the right time for them. Instead of trying to talk them into it, I simply told them that we would revisit it later when they were ready. They agreed and I know they will come back when the time is right for them. Because they are more to me than a transaction and they know that.

This is a big week in the financial world. The Feds are expected to lower the benchmark Fed Funds rate on Wednesday. The question is how much? .25% is the expected reduction amount but there is a small chance that they lower it by .50%. It they lower it .25% don't expect much change in the mortgage rates as the reductions have already been baked in over the last couple of weeks. If they lower it by .50% we might see further reduction in mortgage rates. Stay tuned!

More good economic news and further indication that the Feds will lower the benchmark interest rate next month.

The CPI was projected to increase 0.2% in July and 2.8% for a year ago on headline, and 0.3% and 3% on core
