So… where is the housing market right now?

The answer: It’s changing — and that may actually be GOOD news for buyers.

Mortgage Rates:
The national average 30-year fixed rate is hovering around 6.66%. Rates have been fairly steady, but we’re still watching inflation and the bond market closely.

More Homes to Choose From:
National inventory is up about 4% from last year, giving buyers more options and a little more breathing room.

Sellers Are Getting More Realistic:
The national median listing price is around $420,000 — down 2.1% from a year ago. We’re seeing more sellers price appropriately instead of automatically expecting multiple offers way over asking.

đź“Ť OHIO IS STILL STRONG:
Ohio is outperforming many areas of the country.

âś… Home sales: UP 2.5%
✅ Median price: $285,000 — UP 3.6%
âś… Homes for sale: UP 3.5%

And Cleveland home values were recently up about 4.1% year over year, one of the stronger increases among major U.S. markets.

WHAT DOES THIS MEAN FOR YOU?

BUYERS: You may have more choices, less competition and more negotiating power than you’ve had in a while.

SELLERS: Homes are still selling — but pricing correctly from Day 1 matters.

HOMEOWNERS: Don’t assume today’s rates mean refinancing doesn’t make sense. If you have high-interest debt or need access to equity, it’s worth running the numbers.

The housing market isn’t “dead.”

It’s NORMALIZING. And opportunities are still there.
