A productive afternoon of business discussions, performance reviews and practical best-practice sharing by our Executive Senior FC Quek Jun Kai & Joseph Jireh on building last long term client relationships.

🏠 Being debt-free is good. But is fully paying off your home always the best financial decision?

Using the same S$1.5M starting capital:

Option A: Pay for the property in full.
You own the home without a mortgage, but have no capital left to invest.

Option B: Pay S$375K as downpayment and invest the remaining S$1.125M.
The portfolio is then used to service the monthly mortgage of approximately S$4,552.

Assuming the mortgage remains at 1.6% and the investment earns a 6% effective annual return, the home could be fully paid after 25 years with approximately S$1.75M still remaining in the portfolio.

The difference comes from keeping capital invested at a potentially higher return than the cost of borrowing.

This does not mean debt is always better. Investment returns fluctuate, loan rates may change and sufficient emergency liquidity is essential.

The real lesson is simple:
Do not focus only on clearing debt. Consider how your total assets, liabilities and cash flow can work together.
