**Seeing the Bigger Picture in Property Development**

Property development should be viewed as a comprehensive project encompassing construction, funding, timelines, and the sale of the finished product. Often, developers get caught up in specific aspects like per square meter costs or funding structures and costs. In doing so, they miss the bigger picture.

For instance, a developer approached us after using a funding offer from another broker who had never done a development. While the finance costs at the project level appeared to be $120,000 cheaper, the additional costs from covenants, quantity surveyor drawdowns, and valuation requirements would have equaled or exceeded those savings. Furthermore, the cheaper interest rate didn’t mean lower interest costs, as the covenants slowed the project pace due to additional requirements for each funding drawdown.

Conversely, in one of our Director’s developments, the per square meter rate was higher than usual. However, the project’s unique nature allowed the timelines to be significantly accelerated, saving over six months of finance costs.

Do you know what you're getting into?

Commercial property investing isn't always smooth sailing.

And you need to be fully aware of what can go wrong before you invest.

The economy can have a huge impact on property investors.

If businesses aren't doing well, investors may lose their tenants

And it can be challenging to replace them.

Your property could sit vacant for months

While you have to foot the mortgage bill.

Think about what Covid did to investors who owned office buildings.

Suddenly their tenants wanted a reduction in their rent.

And many hospo tenants couldn't afford to stay in business at all.

I'm not saying you shouldn't invest in commercial property.

It can be a great way to build wealth.

You just need to be aware of the downsides so you can prepare for them.
