And I completely understand why. You don’t want to fall in love with a house, start planning where the sofa is going, and then find out the numbers don’t quite work!

The good news is, you don’t have to work it all out on your own.

It can feel like a lot to get your head around, especially if this is your first time buying a home. My job is to take some of that worry away, talk you through the numbers and help you understand what could realistically work for you.

“I was told I couldn’t afford a mortgage…”

That was the position my client found herself in after speaking to other brokers.

As a single parent working part time and receiving Universal Credit, including the housing element, affordability wasn’t straightforward.

I helped her explore whether shared ownership could be an option, looking at her wider circumstances and researching lenders whose criteria may allow the housing element of Universal Credit to be considered.

The result? She was able to explore an application for a 25% shared ownership purchase.

There’s no guarantee a mortgage will be available, but this case is a great example of why understanding individual circumstances and lender criteria matters.

Buying your first home is such an exciting milestone, and it is completely understandable to want to jump straight into looking at properties.

But taking a little time to understand your budget first can make the whole journey feel much calmer and a lot less overwhelming.

Knowing what you may be able to borrow, getting an Agreement in Principle, and planning for costs beyond your deposit can all help you search with confidence and avoid any unexpected surprises along the way.

Saving for a deposit can feel like one of the biggest hurdles when buying a home… and honestly, it is completely normal if it is taking time.

For most people, it does not happen quickly. It is more of a marathon than a sprint, and everyone’s journey looks different.

It is also worth remembering that it is not just about the deposit. What you can comfortably afford month to month matters just as much.

There can be more options out there than you might expect, depending on your situation.
