🏡 Your mortgage deal ending soon? Here’s why timing matters…

If you’re within 6 months of your current mortgage coming to an end, it’s a good time to start reviewing your options. This is because many lenders allow you to secure a new rate early — often called a rate switch or remortgage product transfer window.

📅 Why 6 months is important:
✔ We can start looking at options early to avoid you moving onto your lender’s Standard Variable Rate (SVR)
✔ You can secure a rate in advance for peace of mind
✔ You’re protected if rates rise before your current deal ends

📉 But what if rates drop after you’ve secured a deal?
In many cases, we can continue to monitor the market. If a better rate becomes available before completion:
➡ We may be able to secure a new offer at the lower rate instead
➡ Meaning you don’t necessarily miss out if the market improves

💡 Key point: Timing and regular review can make a real difference to what you end up paying.

Every lender works slightly differently, so having advice early gives you more flexibility and options.

🏡 Equity Release for Over 55s – How does it actually work?
Equity release is a way for homeowners aged 55+ to access some of the value (equity) tied up in their home, without having to move.

The most common type is a lifetime mortgage.

📊 A simple way to think about the “maths”:

Let’s say your home is worth £250,000
✔ You might release 20%–40% depending on your age and circumstances
✔ That could be £50,000–£100,000 available to you
But instead of monthly repayments like a normal mortgage:
➡ The interest is usually added to the loan over time
➡ The loan is typically repaid when the property is sold (usually when you pass away or move into long-term care)
So over time, the balance grows due to compounding interest — which is why advice is so important.

For example:
£50,000 borrowed at 7% interest could grow significantly over many years if no repayments are made. The exact figure depends on time, rate, and plan chosen.

💡 Key point: It’s not right for everyone, and alternatives should always be considered first.
Things that always need to be looked at carefully:
📌 Your age
📌 Your property value
📌 How much you want to release
📌 Interest rates available
📌 Impact on inheritance and long-term plans

💬 “I’ve been declined before, so I probably can’t get a mortgage…”
This is something I hear a lot — but having adverse credit doesn’t always mean homeownership is out of reach.

There are lenders who may consider applications from clients with:

Why did we recommend this rate when you found a cheaper one online? 🤔

Because cheaper doesn’t always mean better! Here's why:

🔹 The online rate you found includes a £995 fee, while the rate we suggested has no additional fees.
🔹 You may not even be able to proceed with that lender due to factors like affordability, credit history, or property criteria.
🔹 The online rate requires a 40% deposit (60% loan-to-value), but you only have a 10% deposit.
🔹 The online product charges an upfront, non-refundable valuation fee, which adds to your costs.

When it comes to mortgages, the lowest rate isn’t always the best deal. Additional product fees and costs can quickly outweigh the savings from a lower interest rate. About Me – New Followers, Here’s Your Chance to Get to Know Me!

Hello, lovely people! 👋 As I’ve gained a few new followers lately, I thought it might be a good time to share a little bit about myself. So here goes…

I’m Anastasia, 28 years old, mum to a very lively 3-year-old boy named Leo (who keeps me on my toes) and the sweetest 5-month-old girl, Gracie (who’s already stealing hearts). I am married, and our household wouldn’t be complete without our hyper dog and cat. I truly adore being a mum – honestly, nothing makes me happier than pottering around the house with music blasting and my little ones running around. But don’t let the cuteness fool you – I’m also a firm believer that if you want those nice things in life, you’ve got to work for them. No maternity leave for me – I powered through both pregnancies and even the newborn chaos while keeping my career on track. Some might say I’m a bit crazy, but hey, no one said it was going to be easy, right? Now, when I’m not wrangling kids or playing chef in the kitchen (any other mums out there feel me?), you’ll find me plotting my next holiday. I mean, who doesn’t need a break? I drive my husband crazy with all my holiday research. My favourite so far has been a cruise in the Carribbean for our honeymoon. Oh, and fun fact: I recently got into coloring! Call it therapy, but it’s surprisingly relaxing.

On top of all that, I’m a proud Welsh speaker. It’s something I hold dear after receiving a Welsh education. And just so you know, growing up, I always dreamed of becoming a police officer. I even studied criminology at uni (hello, first-class honors!) and made it through all the interview stages. But the idea of giving up flexibility? Not for me. So, I pivoted.

And that’s when I found my true passion: the self-employed life. Flexibility, freedom, and the chance to build something I can be proud of. I’ve been a mortgage and protection advisor for almost 7 years now, with my CeMAP and CeRER qualifications under my belt, and I love what I do.
