First-Time Buyer Process 🏡

Buying your first home can feel overwhelming, but the process becomes much easier when broken down into clear steps.

Assess Your Finances 💷
Review your income, outgoings, savings, and credit history. This helps determine how much you can afford and how much deposit you have available.

Obtain a Mortgage Agreement in Principle (AIP) 📜
A lender will provide an indication of how much they may be willing to lend. Having an AIP shows estate agents and sellers that you are a serious buyer.

Start House Hunting 🏡
Search for properties that meet your needs and budget. Once you find a suitable property, submit an offer through the estate agent.

Offer Accepted 📃
When your offer is accepted, you can proceed with a full mortgage application and appoint a solicitor or conveyancer to handle the legal work.

Mortgage & Surveys📑
The lender will arrange a valuation, and you may choose additional surveys to assess the property's condition and identify any potential issues.

Legal Process (Conveyancing)💼
Your solicitor will carry out searches, review contracts, and raise any enquiries with the seller's solicitor.

Exchange of Contracts📄
Once all checks are complete and your mortgage is approved, contracts are exchanged. At this stage, the purchase becomes legally binding.

Completion🖊
The remaining funds are transferred, ownership is officially transferred to you, and you receive the keys to your new home.

For first-time buyers, seeking advice from a mortgage broker can often help secure the most suitable mortgage deal and provide guidance throughout the process.

One of the best parts of being a mortgage advisor is when clients ring you just for a catch up because you haven’t spoken for a couple of weeks 😊

Mortgage is now at offer stage, so we’re just waiting on the solicitors to work their magic 🏡

Always nice to know clients feel comfortable enough to pick up the phone for a chat, not just the mortgage advice.

Dreaming of buying your first home?

You're not alone.

Owning your own place is one of the most exciting goals out there — but it can also feel overwhelming when you don't know where to start.

How much do I need to save?
What do lenders actually look for?
Am I even eligible?

These are the questions almost every first-time buyer asks.

The truth is, the earlier you get proper advice, the clearer your path becomes.

You don't need to have all the answers — you just need someone who can help you find them.

Start the conversation. It could be closer than you think.
