When you're preparing to apply for a mortgage, make sure your current address is showing correctly across your financial accounts and important documents.

Your bank accounts, credit agreements, driving licence and electoral roll should ideally all reflect where you currently live.

Old or conflicting address information can sometimes lead to extra questions or make it harder for a lender to verify your details.

If you've moved recently, take a few minutes to check everything has been updated.

Before applying for a mortgage, check that your name, address, salary and other information are correct.

If you receive overtime, bonuses or commission, it’s also worth keeping your recent payslips together so you have a clear record of your additional earnings.

Something as simple as spotting an error early could prevent questions or delays later in your mortgage application.

A five-minute check now could save you time further down the line.

Your basic salary isn’t always the only income that may be considered when applying for a mortgage.

Depending on the lender and your circumstances, additional income such as overtime, bonuses or commission may also be taken into account when assessing how much you could borrow.

Lenders can differ in how they calculate this income and may want to see evidence that it’s regular or has been received over a period of time.

That’s why two people earning a similar amount on paper could receive very different affordability results.

If a significant part of your income comes from overtime, bonuses or commission, getting advice early can help you understand which lenders may consider it.
