We provide funding between €1m and €35m, secured against income-generating commercial, residential, and hospitality properties.

Our core services include:

- Commercial property acquisitions
- Refinancing and equity release
- Bridging facilities
- Ground-up developments
- Trading businesses (specifically pubs and hotels)

Please note that we do not consider home loans, farmland, or nursing homes.

Our lending terms are as follows:

- LTV: Up to 80%, depending on asset class and location.
- Maturity: 12 months to 7 years.
- Amortisation: Up to a 30-year profile, with interest-only options available depending on the asset and location.
- Pricing: Typically a 1% arrangement fee, 1% exit fee, and a margin of approximately 4%.

I want to make sure you saw our recent price drop on development exits. For this pricing, deals must tick all (or nearly all!) of the below:

· Loan Size £2mil - £8mil

· Rate 0.69%pm

· 2% fee/1.5% proc.

· 75% Gross (~70% net, dependent on sales traction/no. of units)

· Max. £100k left to finish

· Min. 2 units

· Residential only

· Clean credit/UK borrower

Of course, we are still doing deals outside of the above criteria – the above is purely what qualifies for the 0.69% rate.

All other Dev Exits start at 0.73%pm.

We have masses of appetite for Development Exit and an expert team dedicated to getting these transactions over the line at pace.
