A fantastic Friday completion for a first-time property investor!

Our client successfully secured a bargain at auction, purchasing a property for £151,500.

When we arranged a desktop valuation, the property came back at an estimated £195,000! 👀

That’s a potential £43,500 difference between the purchase price and the valuation.

With the bridging finance now completed, our client can get the property cleaned up and ready to rent as soon as possible.

It’s great to help first-time investors take their first steps into property investment and secure a deal with real potential.

✅£646k BTL MUFB Remortgage ✅

Another one completed for a new client.

The client approached us to raise capital against his MUFB, which consists of 10 flats under one title.

This case took around 4 months to complete due to the property not having the required Building Control sign-off. As with many property finance deals, things don’t always go smoothly or as quickly as expected, and there can be a few hurdles along the way.

The important thing is finding a way through them and getting the deal over the line.

The funds raised will now be used by the client to continue growing his property portfolio.

Who doesn’t love a mid-week completion 😆

Really pleased to get this one wrapped up this week for a long-standing client of ours.

The deal was in legals within a week, helped by us being able to utilise a desktop valuation — keeping things moving quickly from the outset.

Our client, an experienced developer, was purchasing a BMV property that needed some work.

The plan is simple 👇

🏠 Purchase with bridging finance
🔨 Complete the refurbishment
💷 Remortgage once works are finished
💰 Repay the bridge and potentially release some additional funds

A long-standing client needed funds against a commercial property. We arranged a private bridge which completed in just 2 weeks! 🤩

£250,000 released for a property developer 💼🏗️

We’ve just completed a Buy-to-Let mortgage for a repeat client, releasing £250k against a stunning new-build property.

The developer funded the build himself and decided to keep the property as part of his portfolio rather than sell. By refinancing at a conservative 50% LTV, he was able to raise capital without over-leveraging.

The funds will now go towards the next development site, with finance already in the pipeline.
