Having lived in Whinmoor for over 40 years, this part of Leeds will always be home to me!

From the local shops to the familiar faces and places we've known for years, there's something special about our community.

And one of the things I love about my job is helping people find their own place to call home, whether that's here in East Leeds or anywhere else in the UK.

📈 Bank of England interest rates could rise on Thursday… but what does that mean for your mortgage? 🏡

You might be surprised to learn that a change in the Bank of England base rate doesn't automatically mean fixed mortgage rates will change too!

💡 Fixed mortgage rates are influenced by swap rates, which reflect what financial markets expect interest rates to do in the future.

This means lenders may have already adjusted their fixed rates before Thursday's announcement.

Tracker mortgages are different, as they generally move in line with the base rate.

💙 Don't panic over the headlines. What matters is how any changes affect your own mortgage.

🏡 Budget Day – What Does It Mean for Your Mortgage?

The Budget hasn't given us a great deal of headline mortgage news to talk about, but there's another important date just around the corner!

📅 Thursday 5th November – Bank of England interest rate decision.

The base rate currently sits at 3.75%, and we'll be watching closely to see what happens next.

💡 One thing worth remembering – mortgage lenders don't always wait for the Bank of England to make a decision before changing their fixed rates.

So, if your mortgage deal is coming to an end in the next 6 months, it's worth looking at your options now rather than waiting.

I'll keep you updated on next week's announcement and what it could mean for your mortgage.

🏦 Who remembers NatWest in Crossgates?

It's currently being transformed into a bar, but this building holds so many lovely memories for me! ❤️

It's where I opened my very first bank account, and little did I know that years later I'd become the branch manager!

I worked with some wonderful people here and have such fond memories of those days, before eventually moving into mortgages. 🏡

It's lovely to see the building getting a new lease of life!

And one very important question… will they be keeping those famous PINK tiles in the ladies?! 😂

🏡 Her landlady was selling the flat she'd rented for years… now she OWNS it! ❤️
