The 2026 Budget is better news for property investors than the headlines suggest.

Capital gains tax, stamp duty and dividend tax were all left untouched, and rents are still rising as supply shrinks. The one change that matters is how you hold your property.

From 6 April 2027, landlords who own property in their own name will pay 24%, 44% and 49% on rental profits. Property held in a limited company sits outside these rates entirely, with mortgage interest fully deductible and profits of up to £50,000 taxed at 19%.

In our worked example, a higher-rate taxpayer keeps £1,360 of a £6,000 profit owning personally, compared with £4,860 through a company.
