What’s your why?

Investing in property is a way of building up assets that generate passive income into my bank whether I’m at work or not. 💰

Life is short, so for me it needs to be enjoyed and I want the freedom to do what I want to do, travel, play golf, spend time with friends and family, without worrying about finances. ☀️ ⛳️

By building a property portfolio which pays me each month I will be able to do all of this. 💪

My other goal is to help others achieve this too by helping build their portfolios!

CASE STUDY 🤓🏠

Looking at adding a couple of buy-to-lets to my portfolio in the next couple of months so thought I would break down how I analyse a potential property!

- 2 bed terrace house sold for £120K
- Rental income in the area is £650 for similar houses
- So gross yield of 6.5%

But what does that mean to you?

💰Buying costs:
- £30,000 deposit (25%) for interest only BTL mortgage
- £3600 Stamp duty (3%)
- £1000 Legals + £500 broker
- £2000 light refurb (already in good condition)

🧮Monthly cash flow:
- Income = £650 rent
- Outgoings = £262.50 mortgage (@3.5%), £124 - letting management, maintenance and insurance.

✅Overall investment:
- Cash in = £37,100
- Annual income = £3,156
- ROCE yearly = £8.51%
- Expected capital growth in 3 years = +£18,900

And all that without any discount/BMV/direct to vendor etc…

🏠How to value a house?

It’s difficult but this is what I’ve been taught and what I use!

1. Comparables: 🏘
- Same type (semi, terraced, detached)
- Same bedrooms
- Same condition (needs structural work, poor, ok, good, newly refurbed)
- Nearby (ideally same street, but within 1/4 mile is if it’s still a similar area)

Try to find 2 or 3 similar properties sold recently. If not look further away and longer ago and start to build up an idea!

General rules:
1 bed - 2 bed = +15%
2 bed - 3 bed = +12%
3 bed to 4 bed = +10%

2. Price per meter² 🧮
- If you can’t find decent comparables, this is a good way to estimate prices in the area.
- Always take into account condition of the properties and it’s better to underestimate!
- Find the SQM on the floor plan, EPC, or add up the room sizes.

3. RICS valuation ✅
- If in doubt, get a RICS valuation. You will need one anyway if you require a mortgage.
- Widely regarded as the most reliable valuation of a property.
- Remember, this is their job!
- Having said that, the valuation will vary between individual surveyors!
