This is a real one. Dovecoat Street, November 2023.

We bought at £350k. Put £230k into refurb and costs. Total in: £580k.
Gross yield? 12.06%. Sold at £700k. £120k profit.

The numbers are public. The system is teachable.

June gives you a second chance at the year you promised yourself. Choose courage over comfort, clarity over noise, and action over delay.

May asked you to be honest about where you are. June asks you to move.

Half the year is still unwritten. The decisions you make this month will shape the story you tell yourself in December. Not dramatic leaps. Small, consistent choices made by someone who has decided they are worth the effort.

I am carrying that energy into this month. My door is open for anyone who wants to walk through it.

You probably know enough already. What you’re missing is structure, not information. A plan you’ll actually follow. People around you who are doing the thing you’re trying to do.

I’m not anti-job. I’m anti-staying-stuck-in-one-because-you-don’t-believe-anything-else-is-possible. There’s a difference.

The capital question is the wrong place to start.

If you’re waiting until you’ve got enough money saved to “start properly, “ you’re going to wait forever. Most people I know who’ve built something in property started with less than they thought they needed.

What they had was an understanding of the space and the relationships to operate in it. That’s the actual barrier to entry. Not the deposit.

I’ll keep sharing more on this. Save the carousel for now.
