Santander launches new 98% mortgage for first-time buyers

Santander has launched a five-year fixed mortgage at 98% loan-to-value, aimed exclusively at first-time buyers.

The product has a 5.19% rate, no product fee, and £250 cashback on completion.

Buyers can purchase with a minimum £10,000 deposit and borrow up to £500,000 over 5–40 years, subject to affordability checks.

The higher 98% borrowing is available on existing houses only; new builds and flats remain capped at 95% LTV.

Santander says saving for a deposit remains the biggest barrier for over half of UK adults, and the product is designed to help more people onto the property ladder sooner.
