A big thank you to everyone who came along to the launch of our new Dunblane office. It was really lovely to see so many familiar faces, and a good few new ones we hadn’t met before.

Days like that are a good reminder of why we do this. Proper conversations, friendly folk, and a genuine sense of community. After a good few years in Dunblane, we still count ourselves lucky to be part of a town and an industry, full of people worth knowing.

Our new home at 5 Springfield Terrace is open and the kettle is always on, so if you didn’t manage along, pop in any time for a coffee and a blether.

Should you buy now, or wait for interest rates to fall?

It is a question a lot of people are weighing up just now, and there is no neat answer to it.

But there is a Scottish wrinkle that most of the national coverage misses. Because we buy on offers over, competition shows up directly in what you pay above the home report value, and that premium is paid in cash up front, not borrowed. So waiting for a better rate can quietly cost more than people expect.

Can I get a mortgage if I'm self-employed?"

It's one of the questions we're asked a lot and the answer is yes. The mortgage is every bit as available to you. It's the paperwork that looks a little different.

For self-employed applicants, two documents come up again and again, your SA302 and your Tax Year Overview. They sound technical, but the plain version is simple:

The SA302 shows the detail, what you earned and the tax calculated on it. The Tax Year Overview confirms it, proof that those figures were genuinely filed with HMRC.

One shows the numbers, the other proves they're real. That's why lenders almost always ask for both, covering the same tax years.

We've put together a short, plain-English guide on what each one is, why lenders need them, and how to get both from HMRC yourself in a few minutes.
