From a structural metal deck to a completed biosolar green roof, thereโ€™s a lot more happening above a building than you might think. ๐Ÿ‘ทโ€โ™‚๏ธ

Following on from our previous video about structural floor and roof systems, this project shows how the metal deck was developed into a complete waterproofed, insulated and functional roof.

The build-up starts with OSB board to create a rigid surface, followed by the waterproofing system. Insulation is then installed to the required thickness to help the building achieve its thermal performance requirements, with further membrane layers providing protection and a durable finished surface.

Careful detailing is particularly important around penetrations, outlets and perimeter areas. Tapered insulation is also used to create the necessary falls, helping direct rainwater towards the drainage outlets.

But this roof goes even further.

๐ŸŒฑ A green roof system provides planting and habitat that contributes towards the project's biodiversity requirements.

โ˜€๏ธ Solar PV panels form part of the strategy for delivering a building designed to achieve net-zero carbon in operation.

๐Ÿšถ Safe access routes are incorporated so the roof and its equipment can be inspected and maintained safely.

This represents around six months of work, but one of the early advantages of the system was being able to establish the waterproofing layer and make the building watertight, allowing internal works to progress.

A great example of how modern roof design brings together structure, waterproofing, thermal performance, drainage, biodiversity, renewable energy and safe maintenance within one coordinated system.

You'll often hear people online talking about buying property using "none of their own money".

But there's an important distinction to make:

๐—ก๐—ผ ๐—บ๐—ผ๐—ป๐—ฒ๐˜† ๐—ผ๐—ณ ๐˜†๐—ผ๐˜‚๐—ฟ ๐—ผ๐˜„๐—ป ๐—ฑ๐—ผ๐—ฒ๐˜€๐—ป'๐˜ ๐—บ๐—ฒ๐—ฎ๐—ป ๐—ป๐—ผ ๐—บ๐—ผ๐—ป๐—ฒ๐˜† ๐—ถ๐˜€ ๐—ฟ๐—ฒ๐—พ๐˜‚๐—ถ๐—ฟ๐—ฒ๐—ฑ.

Every property deal needs to be funded somehow.

Depending on the circumstances and experience of those involved, that funding could come from mortgages, bridging or development finance, private investment, joint ventures or more advanced structures such as vendor finance.

For example, one person might identify a suitable project and have the experience to deliver it, while another provides some or all of the required capital. Alternatively, external finance could fund part of the acquisition or development costs.

But this isn't a shortcut to property ownership โŒ

Using external capital introduces its own considerations, including borrowing costs, legal agreements, repayment obligations and additional risk. You also need to understand exactly what happens if the project takes longer, costs more or doesn't perform as anticipated.

That's why the better question isn't:

"How can I buy a property without any money?"

It's:

Understanding finance and deal structures can open up opportunities beyond simply saving enough cash to purchase a property outright, but education, due diligence and appropriate professional advice should come first.

11 years ago this weekโ€ฆ

This popped up in my Facebook memories. I was leaving my first project in main contracting after spending two and a half years on site โ€” an ยฃ11m new-build extension to a primary school alongside the refurbishment of the existing school.

At the time, I thought I already knew quite a lot about construction. I quickly realised how much there was still to learn!

It was an incredibly challenging project: multiple phases, working within a live environment, significant client interface and all the health and safety, coordination and quality management that comes with delivering a project of that scale.

The photo makes me laugh now. Pretty much two and a half years of my working life condensed into the back of my car โ€” site files, health & safety documentation and everything else accumulated while getting the project over the line.

Eleven years later, and after 13ยฝ years working in main contracting, that experience has continued to build with every project I've delivered.

Today, I'm increasingly using that knowledge and experience to help property investors and developers deliver their own projects โ€” making sure they are safe, compliant, properly managed, good quality and commercially controlled.

The projects might sometimes be smaller in scale, but the fundamentals don't change.
Good planning. Good design. Proper coordination. Managing risk. Controlling cost and programme. And ultimately making sure what gets built is safe and fit for purpose.

I've come a long way since loading all those site files into the back of my car โ€” and it's great to now be able to use what I've learned along the way to help others deliver their own projects successfully.

With a building dating back to the 1800s, thereโ€™s plenty to investigate. From the original chimney and condition of the roof to an ageing skylight and signs of historic movement within the brickwork, the survey helps highlight areas where further specialist investigation may be required.

Importantly, a condition survey doesnโ€™t replace the expertise of a structural engineer. Instead, it helps identify potential issues that need a closer, more specialist assessment, which is exactly why our structural survey will follow.

Weโ€™re now getting towards the end of the initial due diligence, with the structural, acoustic and utility surveys still to come.

It might not be the most glamorous stage of property development, but understanding exactly what you're working with before construction begins is essential to planning the project properly and managing risk.

Another important part of the early stages of the Westgate project is understanding exactly what condition the existing building is in, and that means inspecting areas that aren't always immediately visible.

The roof is a particularly important one ๐Ÿ‘€

Before progressing with a major conversion, we need to understand its current condition, identify any defects or areas requiring repair and establish what work may need to be factored into the wider project.

With an older building, you can't simply assume everything is sound because it looks OK from ground level.

And there's one feature up here that's particularly hard to miss: the large original chimney dating back to the 1800s.

Features like this are part of the character and history of the building, but they also need to be properly assessed as part of the overall design and construction process.

These early inspections might not be the most glamorous part of a development, but they're essential.

The more you understand about an existing building before the major works begin, the better prepared you can be for what comes next.

Recent research highlighted by PBC Today found widespread fire door failures across social housing, raising concerns around inspection, installation, maintenance and remediation.

The problem is that a fire door isn't simply a door leaf.

It's a complete tested system. Its performance depends on the door, frame, hinges, intumescent and smoke seals, glazing where applicable, ironmongery and installation all complying with the relevant tested specification and manufacturer's requirements.

Once a fire door has been removed, modified or installed using components or details outside that specification, you shouldn't simply assume it will provide the intended level of fire resistance.

And installation matters just as much as the product itself.

If you're appointing a joiner to install fire doors as part of a refurbishment or development, they should be following the manufacturer's installation instructions and the project's fire safety requirements. These aren't just another set of internal doors; they're life-safety products designed to help contain fire and smoke and protect escape routes.

Saving a few pounds on a second-hand fire door simply isn't worth taking an unnecessary risk.

If you're buying products for your investment property, don't try to save a few pounds on fire doors. If the worst were to happen and a fire door failed to perform as expected, the consequences could be devastating.
