Some lenders, including Nationwide Building Society, may offer enhanced affordability assessments on selected 5–10 year fixed rate mortgages for eligible applicants.

This could help some employed and self-employed clients borrow more, subject to status, underwriting, and lending criteria.

Available for:
✅ Home movers
✅ Remortgages
✅ Standard residential properties used as the applicant’s main residence

Minimum income requirements apply:
• £40,000 for sole applicants
• £70,000 for joint applicants

Not available for:
❌ Shared Ownership, Right to Buy, or other schemes
❌ Interest-only mortgages
❌ Porting applications
❌ Second homes or holiday homes

Lloyds Banking Group brands are launching a new mortgage product aimed at helping eligible first-time buyers get onto the property ladder with a minimum deposit of £5,000.

Key features include:
✅ Available from 18 May 2026
✅ Up to 98% loan-to-value
✅ Maximum property value of £300,000
✅ Available to employed and self-employed applicants
✅ Available through intermediaries

Please note:
• Subject to affordability, underwriting, and lending criteria
• Minimum deposit may vary depending on property price
• Gifted deposits are not accepted
• Not available on new-build or shared ownership properties
• At least one applicant must be a first-time buyer

This may help buyers who can afford monthly repayments but have struggled to save a larger deposit.
