Here are the monthly costs of the new £5,000 deposit mortgage product.
£5,000 deposit. No tricks. No catches. Just a real chance to buy your first home.

Who can apply?
• First-time buyers only with a deposit of £5.000.
• You are aged 18 or over.
• The property you want to buy is worth between £102,000 and £300,000.
• The property will be your only residence.

Who can’t apply?
* If your deposit has been gifted to you, rather than your own savings.
* If you want an interest only mortgage.
* The property you want to buy is a new build home.
* You already have, or have previously had a mortgage.
* If you want to buy with a help to buy scheme, such as shared. equity, shared ownership and Right to Buy, you won’t be able to apply for the £5k Deposit mortgage.

Things to think about…
* High loan-to-value ratio. If you have a high loan-to-value ratio and the value of your property falls, you could owe more money on the mortgage than the property is worth. This is known as negative equity.
* Monthly mortgage repayments may be higher if you have only paid a £5,000 deposit.
* If you pay a larger deposit, you may get a lower interest rate.
* You can borrow upto 4.5 x your annual income.
* Self employed? You will need 2 years trading and SA302’s.
* 5-year fixed product around 5.89% with no fee (current launch pricing).

What credit score do you need?
With only a £5k deposit, lenders usually become stricter on credit history because there’s very little equity buffer. Someone with:
* a couple of old late payments may still pass
* recent defaults/CCJs usually struggles with mainstream lenders and may need a specialist lender plus a bigger deposit.
