Recent figures show that since the scheme's conception in May 2023 almost 500 First Time Buyers have signed up to achieve their homeowning dreams ๐Ÿคฉ

As a reminder, to qualify for the Track Record mortgage, some of the key criteria is:

โœ… Be a First Time Buyer aged 21 or over
โœ… Have a history of paying rent for at least 12 months in a row, within the last 18 months, and pay all household bills for the same period
โœ… Each applicant will have no missed payments on debts / credit commitments in the last 6 months
โœ… The same people who are renting now (and have been for the last 12 months) must be the same people on the mortgage. (Exceptions apply)
โœ… The monthly mortgage payment must be equal to or lower than the average of the last 6 months rental cost.
โœ… Maximum loan size ยฃ600,000

The mortgage guarantee scheme, a government program, aims to assist prospective homeowners with limited deposits in entering or advancing in the property market. Under this initiative, banks and building societies are supported in providing loans of up to 95% of the property value, enabling buyers to contribute just 5% themselves, for properties valued at ยฃ600,000 or less. In times of economic uncertainty, the scheme incentivises lenders to offer these favourable terms by allowing them to obtain a guarantee on the portion of the mortgage between 80% and 95%. This arrangement provides a safety net: if a borrower faces financial hardship leading to property repossession, the government steps in to cover the specified portion of the lender's losses.

The scheme covers the whole of the UK, and it does not require the property to be a new build.

You must provide a deposit ranging from 5% to 9%.
After securing an offer on a property, you seek a loan from a bank supported by the mortgage guarantee, with assistance from a mortgage advisor.
The government pledges to back a portion of the home loan, thereby compensating the lender in case of borrower default.
If the government guarantees 15% of the loan and the borrower contributes a 5% deposit, it effectively constitutes a 20% deposit. Lenders favour this arrangement as it mitigates their risk.
Homeowners need not directly engage with the government; instead, the lender facilitates this process on their behalf.
Otherwise, the mortgage operates akin to a traditional one in all other aspects.
