Don’t be tricked by scammers!

According to the National Fraud Intelligence Bureau*, £94.7 million was lost in romance frauds between 2023 & 2024.

That’s an average loss of £10,774 per person.

Romance fraud is when people are defrauded into sending money to criminals who go to great lengths to gain their trust and convince them that they are in a genuine relationship.

Make sure to be vigilant and never give out any personal details or money to someone you’ve never met.

Self-employed? Your income is your business’s biggest asset

If you're self-employed, what happens when you can't work?

Unlike employees, you don't receive Statutory Sick Pay. That means if illness or injury keeps you away from work, your income could stop, but your financial commitments won't.

🏠 Mortgage or rent
💡 Household bills
🚐 Vehicle and business costs
🛒 Everyday living expenses
👨‍👩‍👧 Family commitments

For employees, eligible workers can receive up to £123.25 a week in Statutory Sick Pay from April 2026.

For the self-employed?
£0 SSP.

That's why Income Protection can be particularly valuable for self-employed clients.

💷 It can provide a regular monthly income if illness or injury means you're unable to work, helping you continue to meet your financial commitments while you recover.

You are the engine behind your business. If you can't work, what protects your income?

📞 Don't leave your biggest financial asset unprotected. Speak to us about Income Protection and find out how much of your income you could protect.

Mortgage deal ending in 2027? Let’s chat now.

Why so early?

Because when your current mortgage deal is coming to an end, it can be tempting to simply wait for your lender to contact you and choose one of the options they offer.

But how do you know that's the right option for you?

I like to start speaking to my clients around 6 months before their deal ends.

That gives us time to:
🔎 Review your current mortgage and circumstances
📊 Look at what's happening across the wider mortgage market
⏰ Know exactly when we can start securing your next deal – this varies by lender and can often be around 3–4 months in advance
🤝 Compare your options rather than simply accepting what your existing lender offers

And what if you've never used me before?

That doesn't matter.

One meeting gives me the information I need to understand your circumstances and carry out a full market review when the time is right.

And hopefully, that first meeting is the start of a long relationship.

You'll become part of my client bank, so going forward I'll be the one keeping an eye on things – contacting you ahead of your next mortgage review, providing market updates and giving you honest advice about your options.

Your lender knows their products.
I get to know you and review the market for you.

📅 Mortgage ending in 2027? Let's start the conversation now.

Give me a call on 0151 647 2266 and I'll make sure we're ready when the time comes.

🏡 The property? There may be more to choose from.

With access to over 120 lenders, I can search across a range of mortgage options, including lenders offering competitive rates specifically for second homes and holiday properties - meaning I do the research for you and help find an option that fits your wants and needs.

Critical Illness Cover vs Income Protection: What's the Difference?

They both provide financial support when illness affects your life, but they protect you in different ways.

🩺 Critical Illness Cover
If you're diagnosed with a covered serious illness, it can provide a lump sum to use as you choose.

You could use it to:
• Pay off or reduce your mortgage
• Cover household bills
• Make changes to your home
• Take time away from work
• Help with recovery costs

💼 Income Protection
If illness or injury means you're unable to work, Income Protection can provide a regular monthly income to help you maintain your finances while you recover.

It can help with:
• Mortgage or rent
• Household bills
• Everyday living costs
• Family commitments

Think of it this way:
🩺 Critical Illness Cover = A lump sum following a covered diagnosis.
💼 Income Protection = An income if you're unable to work due to sickness.

They aren't the same cover, and depending on your circumstances, having both could provide broader financial protection.

Life is unpredictable and we never know what’s around the corner.

With this in mind, have you thought about what would happen to you or your loved ones if you couldn’t work due to illness or an accident which resulted in a loss of earnings?

Here’s 5 reasons why income protection is worth discussing with your adviser.

Struggling to juggle credit cards, loans or store cards?
You’re not alone – and there may be a way to simplify things.

I have access to a lender that offers a debt consolidation mortgage option up to 80% loan to value, so only 20% equity in your home! It is designed to help homeowners bring multiple debts together into one manageable monthly payment.

This could help if you’re dealing with:
✔️ High credit card balances
✔️ Multiple monthly debt repayments
✔️ Recent ups and downs with your credit

Why this option works for many homeowners:
• No strict income-to-debt limits
• Debts paid off as part of the mortgage aren’t counted again in affordability
• No set limit on how much debt can be consolidated
• Larger balances considered sensibly, based on your recent spending
• No special or higher-priced products – it’s part of the lender’s standard range
• Interest-only options available with flexible repayment plans

If you’re looking to reduce monthly outgoings and get back in control of your finances, it’s worth having a conversation.
