Good luck to everyone trying to get through to their Solictor today after the Christmas break. Try not to get palmed off too many times🤞
For anyone just about to start the process, here's some tips on how to choose your Conveyancer.
🏠 Recommendations & Reputation: Always ask trusted friends/family or your mortgage broker. Check online reviews on platforms like Trustpilot or Google, but be wary of fake reviews.
🏠 Lender Panel: Confirm they are on your mortgage lender's approved list to avoid extra costs and delays.
🏠 Experience & Specialisation: Choose someone with proven experience in property transactions and local market knowledge; ask how many cases they handle.
🏠 Fees & Transparency: Get detailed, itemized quotes (fixed fees are best) covering all costs, including disbursements (searches, Land Registry), VAT, and potential extra charges (e.g., leasehold, Help to Buy).
🏠 Communication: Find out who will manage your case, how often you'll get updates, and if they're accessible (phone/in-person vs. email-only). Super important!
🏠 Regulation: Ensure they are regulated by the SRA (Solicitors Regulation Authority) or CLC (Council for Licensed Conveyancers) and ideally hold the Law Society's Conveyancing Quality Scheme (CQS) accreditation.
