RATE UPDATE: What does today’s announcement mean for your mortgage?

The Bank of Canada increased its policy rate by 0.25 percentage points to 2.50% today, October 28. Here’s what purchasers and homeowners should know:

• Purchasing a home: If your lender increases prime, variable borrowing costs may rise and could affect your qualifying budget. Let’s review your pre-approval before you make an offer.

• Existing variable mortgage: If your lender raises prime, your interest rate will increase. Adjustable payments typically rise; fixed payments may stay the same, with more going toward interest and less toward your principal.

• Existing fixed mortgage: Your contracted rate and regular mortgage payment stay the same until your term ends. If renewal is approaching, let’s review your options early.

• HELOC: Interest costs generally increase when your lender raises prime.

New fixed mortgage rates are influenced by bond yields and lender pricing—they don’t automatically increase by the same amount as today’s announcement.
