Investing in mortgages is a great investment strategy. It allows participating in deals without purchasing a physical asset but with securing your investment with one.

You can even use your registered funds (RRSP, RESP, etc) in this strategy thus not paying immediate income tax on the collected interest.

Great to see the recovery in home purchasing activity! The article https://lnkd.in/d5MfJ_j mentions the marginal easiness in the mortgage stress test but there an additional reason to that: fixed mortgage rates went down and it happened very fast.

In fact, some fixed rates are now lower than variable rates which is abnormal. And probably the situation will correct itself soon.

Of course, for the real estate investors the fixed mortgage is often not the best option due to high penalties so do your homework - low rate is not the only parameter you need to look at when considering a mortgage product.

As expected, on September 04 Bank of Canada maintained its overnight rate.

Here is what they stated in the official press release in relation to real estate: Housing activity has regained strength more quickly than expected as resales and housing starts catch up to underlying demand, supported by lower mortgage rates. This could add to already-high household debt levels, although mortgage underwriting rules should help to contain the buildup of vulnerabilities.

Low mortgage fixed rates environment definitely helped the housing market recovery, let's see if the trend will continue for the remaining of 2019.
