It is part of the overall plan.

Before deciding how much to put down, it is worth looking at:

βœ” Your savings
βœ” Closing costs
βœ” Moving expenses
βœ” Home setup
βœ” Emergency savings
βœ” The monthly mortgage payment you are comfortable carrying

A larger down payment can be helpful, but the biggest down payment is not automatically the best plan for every buyer.

The goal is to build a plan that works for the purchase and still leaves room for life after closing.

No.

Sometimes the first conversation happens well before someone is ready to buy.

Maybe you are still building your down payment.

Maybe you are paying down a debt.

Maybe you are trying to understand how much more you need to save.

That is still a good time to talk.

You do not need to arrive with everything perfectly lined up.

August has been all about helping buyers understand mortgage pre-approval and buyer readiness.

We started with what to do before house hunting.

Then we talked about what a good pre-approval should tell you, what happens after you're pre-approved, how to stay prepared while you search and, this week, how credit fits into the mortgage picture.

There has been one message running through all of it:

Prepare. Understand. Stay ready.

A good pre-approval isn't just about getting a number.

It's about understanding where you stand financially before you're making one of the biggest purchasing decisions of your life.

And being prepared doesn't mean everything has to be perfect.
It means you have a plan.

As August comes to a close, we're also wrapping up this month's Pre-Approval & Buyer Readiness series.

That applies to more than mortgages.

Most big decisions in life come with a few unknowns.

You gather the information.

You ask good questions.

You make the best plan you can.

And then you move forward when it feels right.

Homeownership is no different.

Preparation gives you confidence.

Perfection usually just keeps moving the finish line.

No.
And this is an important one.

I don't want someone avoiding a mortgage conversation because they looked at a credit score and decided on their own that they could not buy.

Your credit is one part of the picture.

We may also need to look at:

β€’ Your income
β€’ Your employment
β€’ Your current debts
β€’ Your down payment
β€’ Your overall financial history
β€’ The property
β€’ The lender's requirements

Maybe you're ready now.

Maybe there is something we should work on first.

Either way, knowing is better than guessing.

You don't need to show up with a perfect financial life.

You need an honest picture of where you stand so we can determine what the next step may be.
