That can include:

βœ” Eligible RRSP withdrawals
βœ” Sale or equity proceeds

The important part is making sure the source of the funds is clear and properly documented.

Before deciding how much to put down, it is worth looking at:

βœ” Your savings
βœ” Closing costs
βœ” Moving expenses
βœ” Home setup
βœ” Emergency savings
βœ” The monthly mortgage payment you are comfortable carrying

A larger down payment can be helpful, but the biggest down payment is not automatically the best plan for every buyer.

The goal is to build a plan that works for the purchase and still leaves room for life after closing.

We started with what to do before house hunting.

Then we talked about what a good pre-approval should tell you, what happens after you're pre-approved, how to stay prepared while you search and, this week, how credit fits into the mortgage picture.

There has been one message running through all of it:

Prepare. Understand. Stay ready.

A good pre-approval isn't just about getting a number.

It's about understanding where you stand financially before you're making one of the biggest purchasing decisions of your life.

And being prepared doesn't mean everything has to be perfect.

It means you have a plan.

Some things are better when they are not rushed.

Buying a home can be one of them.

After a few weekends of listings, open houses and viewings, it can be easy to wonder:

β€œShould I have found something by now?”

There is nothing wrong with taking your time.

The right home has to work for more than a mortgage application.

It has to work for your mornings.

Your evenings.

Your family.

Your routines.

Your future plans.

Sometimes being prepared gives you the confidence to say:

Usually, I would look at it differently.

We review and refresh.

If you have been house hunting for a while, some of the information used when your pre-approval was prepared may need updating.

That could include:
β€’ Pay stubs
β€’ Employment information
β€’ Bank statements
β€’ Down-payment records
β€’ Current debts

We also look at whether anything else has changed.

Maybe you have saved more.

Maybe your income changed.

Maybe you paid off a debt.

Maybe your comfortable budget looks a little different now.

The goal is simply to make sure you are working with current information.

You already did the work to get prepared.

Now we make sure you stay prepared.
