Closing costs are another important part of the plan.

Depending on the home and your situation, you may also need to budget for things such as:
✔ Legal costs
✔ Property tax or other adjustments
✔ Home insurance
✔ Inspection or appraisal costs, where applicable
✔ Moving and home setup
✔ Emergency savings

One of the biggest things we want first-time buyers to understand is that being ready to buy means looking beyond the down payment.

You do not want to arrive at closing day and realize every available dollar has already been committed to the purchase.

A stronger plan considers the full cost of buying the home, including what you may need before closing, on closing day and after you get the keys.

Not automatically.

A larger down payment can reduce how much you need to borrow, but that is only one part of the decision.

I also want buyers to think about:
✔ How much savings will you have left?
✔ What do you still need for closing costs?
✔ Do you have an emergency cushion?
✔ What monthly mortgage payment feels comfortable?

The right answer is not always to put down as much as possible.

Sometimes a stronger plan means keeping some savings available for the costs and responsibilities that come after closing.

Look at the whole plan.

✔ Tell me approximately how much they plan to contribute
✔ Ask what documentation may be needed
✔ Keep the transfer clear and easy to follow

A little planning upfront can make the down-payment side of the mortgage much easier to manage later.

Depending on your situation, your down payment may come from more than one source.

That can include:

✔ Personal savings
✔ Gifted funds
✔ Eligible RRSP withdrawals
✔ Sale or equity proceeds

The important part is making sure the source of the funds is clear and properly documented.

If family is helping, or if you are planning to use money from another source, talk to me before moving the funds around.

That way, we can make sure the down-payment side of your mortgage is organized properly from the start.
