MORTGAGE TIP OF THE WEEK

Buying a home is one of the biggest financial decisions you’ll make, so it’s important to understand your mortgage and make sure it fits comfortably within your budget.

Before choosing a mortgage, consider more than just the interest rate. Take a look at the monthly payment, term, amortization period, prepayment options, penalties, and whether the rate is fixed or variable. A mortgage that looks attractive at first may not necessarily be the best fit for your long-term financial goals.

Here are a few helpful tips:

Know what you can comfortably afford: Don’t focus solely on the maximum amount a lender may approve you for. Consider your overall budget and other monthly expenses.

Compare mortgage options from different lenders to make sure you’re getting terms that work for you.

Understand your rate: Know whether your mortgage has a fixed or variable interest rate and how changes could affect your payments.

Consider your future plans: Think about how long you expect to stay in your home and whether you may want to refinance, sell, or make additional payments.

Review your prepayment options: Even small additional payments can potentially help reduce the amount of interest you pay over the life of your mortgage.

Keep an emergency fund: Homeownership comes with unexpected expenses, so avoid putting every dollar toward your down payment or mortgage.

Remember: The goal isn’t simply to get approved for a mortgage—it’s to choose a mortgage that supports your financial well-being both now and in the future.

🏠 This week’s tip: Before signing a mortgage agreement, make sure you understand not only what your payment will be, but also what the mortgage will cost you over time.

Planning to buy your first home?

One of the biggest mistakes homebuyers make is taking on new debt before their mortgage closes.

Avoid financing a new car, opening new credit cards, making large furniture or appliance purchases, or missing any loan or credit card payments during the mortgage process.

Lenders may review your financial situation again before closing, and changes to your income, debt, or credit score could affect your mortgage approval or the amount you qualify for.

The best approach is to keep your finances as stable as possible until you have the keys in your hand.

TIP OF THE WEEK - PURCHASE PLUS IMPROVEMENTS

Found a home you love… but it needs updates? Don’t let cosmetic changes or renovation costs stop you from moving forward.

A Purchase Plus Improvements program may allow you to include eligible renovation costs directly into your mortgage at the time of purchase — helping you complete upgrades without needing a separate loan or draining your savings after closing.

This can be a great option for buyers who want to:
✔️ Update kitchens or bathrooms
✔️ Replace flooring or paint throughout
✔️ Improve energy efficiency with windows or doors
✔️ Complete repairs or modernization projects
✔️ Customize a home to better fit their lifestyle

How it works:
1️⃣ Purchase the home
2️⃣ Obtain quotes for eligible improvements before closing
3️⃣ The improvement funds are set aside and released after the work is completed (program guidelines vary by lender)

Why clients love it:
✅ Keep more cash available after closing
✅ Potentially increase the value and enjoyment of the property
✅ Finance improvements within your mortgage structure
✅ Move into a home with long-term potential instead of waiting for the “perfect” one

Sometimes the best home isn’t the finished one — it’s the one with the right location and the opportunity to make it your own.

Thinking about buying but worried about renovation costs? Let’s build a strategy that works for your goals

BANK RATE HOLDS IT OWN.

As expected, the Bank of Canada has left the central interest rate alone.

The key rate remains where it has been for some time – 2.25 per cent.

The latest price data showed the annual rate of inflation jumped to 2.8 per cent in April as the energy price shock from conflict in the Middle East has consumers paying more at the pumps this spring.

Gas in metro costs about $1.85 per litre.

Bank of Canada Governor Tiff Macklem expects the Consumer Price Index to hover around 3 per cent for the next several months.

He says the economy is working through a period of structural change.
