A B-lender mortgage is a bridge — not a destination. 🌉

If bruised credit, a consumer proposal, or self-employed income put you with a B lender, the real plan starts the day you sign:

✅ Fix the file first — on-time payments, debts paid down, income documented. That's what A lenders want to see.
✅ Plan the exit on day one — B terms are usually short by design. Know your exit date before you sign, not at renewal.
✅ Apply before the term ends — start the A-lender switch early so it lands before renewal. No scramble, no penalty surprises.

The goal was never to stay in B lending. The goal is to graduate — with a plan, not a panic.

That old brick beauty stole your heart? Make sure the lender loves it too. 🏚️🍂

A character home in Ottawa comes with charm — and a few things your lender will look at closely:

🏠 Appraisal — if condition issues surface, it can appraise below your offer, and that gap is yours to close.
🔌 Insurance gaps — knob-and-tube wiring, old plumbing, or an aging roof can stall or even block funding.
🔍 Inspect BEFORE funding — get the inspection first. What it finds changes the lender's picture, not just yours.

Don't skip the homework on a home with history. A little checking now saves a funding surprise later.

DM me 'MORTGAGE' and I'll walk you through what to check before you buy an older home.

Moving? Don't break your mortgage — port it. 🏡

Porting moves your existing mortgage — balance, rate and remaining term — to your new home, with the same lender. That can mean skipping the break penalty entirely.

Two things to get right:
• Timing — sale and purchase must close inside your lender's window, typically 30–120 days.
• Qualifying — you still have to re-qualify, and not every mortgage is portable. Check your contract before you list.

Moving and selling at the same time? Ask about porting before you assume you have to start over.

The clause that can trap your renewal 📝

Most borrowers never check how their mortgage is registered — and it decides how freely you can switch lenders at renewal.

A standard charge is registered for the loan amount only, so a new lender can take it over. A collateral charge is often registered for more than you borrowed — up to 125% of the home's value — and it can't be transferred. Switching means discharge + re-register, typically $500–$1,000 in legal fees.

Before you sign, ask one question: standard or collateral? It could decide your negotiating power years from now.

The Bank of Canada has made its move!

The Bank of Canada raised its rate — first hike since July 2023. 🏦

The policy rate moves from 2.25% to 2.50%. The Bank acted because inflation has been stuck near 3% and high energy prices are spreading into other costs.

What it means for you:
• Variable rates rise — prime heads to 4.70%, about $71/month more on a $500,000 mortgage
• Fixed rates hold steady — they follow the bond market, not this decision
• Renewing soon? Check your trigger rate and renewal date before it resets

Questions about your mortgage? Let's talk it through.

Bought before you sold? You don't have to panic — or pass on the house. 🏡🔑

A bridge loan covers the gap between your new purchase and your old home's sale. It's short-term financing secured against the equity in your current home, repaid from your sale proceeds when the sale closes — not stretched into a long-term loan.

One thing to know: it usually needs a firm sale agreement. Lenders want your current home sold before they bridge the gap, and both deals have to line up.

Buying and selling at the same time? Let's map the timing before you sign.

Tomorrow morning, the Bank of Canada decides. Here's what it means for your mortgage. 🏡

The policy rate sits at 2.25% after seven straight holds — but after September's 3.1% inflation print, markets now price a hike at about 3-in-4.

A HOLD keeps prime at 4.45% — variable rates don't move.
A HIKE lifts prime to 4.70% — variable borrowers feel it within days.
Fixed rates already moved — bond yields priced the risk first.

Whatever they announce at 9:45 AM tomorrow, the smart move is the same: be positioned before the decision, not scrambling after it. If your rate hold is expiring, tonight's the night to act.

Stretch the years, shrink the payment — but know what it costs. 🏡

Amortization is the lever most buyers never think about:
• Shorter term = higher payment, faster equity, less interest overall
• Longer term = lower payment and breathing room, but more interest over time
• The smart play: pick the term that fits your cash flow today, then prepay when you can

It's not about the lowest payment — it's about the total cost.

DM me 'MORTGAGE' and I'll run your numbers both ways.
