Great insights recently at the TD Economic Breakfast in Oshawa with Derek Burleton, TD VP & Deputy Chief Economist!

Following the presentation, I had the opportunity to discuss Derek's economic outlook with Tito-Dante Marimpietri, Regional, Chair of Economic & Development Services, and candidate for Mayor of Oshawa.

Tito-Dante says the outlook was encouraging, highlighting opportunities across many economic frontiers and sectors. Tito mentioned the positive changes taking place in Oshawa and the broader region, the importance of maintaining a strong balance between living and working, and the ongoing effort to build a vibrant metropolitan city that attracts investment, talent, and growth.

It's exciting to see the opportunities ahead and the momentum being created across our community.

Mortgage customers often ask:
“Do I need 20% down?”
“Can I buy if I’m self-employed?”
“Should I go with a fixed or variable rate?”

No judgment. If you’re wondering it, 500 other people are too.

Answers:
*No, you don't need 20% down if you will live in the home.
*Yes, you can potentially buy based on your CRA documents or based on your business bank statement income.
*A fixed rate if you want certainty, a variable rate can be good if you are okay with potential increases, and there is also an option of having a portion in a fixed rate and a portion in a variable rate.
