Rates held again at 2.25% - but what does that actually mean for your mortgage? 👀

Here’s the quick breakdown:

BANK OF CANADA RATE: 2.25%
The Bank of Canada’s overnight rate stayed unchanged again today.

TYPICAL PRIME RATE: 4.45%
Prime generally moves with the Bank of Canada’s overnight rate, so there’s no change to prime following today’s announcement.

VARIABLE-RATE MORTGAGES:
If your mortgage rate is tied to prime, today’s hold means no immediate change to your rate or payment as a result of the announcement.

FIXED-RATE MORTGAGES:
Fixed rates work a little differently. They’re influenced more by bond yields and lender pricing, so they don’t automatically change when the Bank of Canada changes its overnight rate.

❓So what should you do with this information?

If you’re renewing, buying, or wondering whether fixed or variable makes more sense for you, don’t just look at the headline rate. Look at the whole picture.

We promise it sounds a lot less confusing when we explain it 😂

But since we’re here, here are a few common mortgage terms you might want to know:

Amortization: the total length of time it would take to pay off your mortgage in full.

Term: the length of time your current mortgage agreement and interest rate are in place before you renew or negotiate.

Prepayment: paying extra toward your mortgage to help pay it off faster.

Even if you aren’t planning to buy tomorrow this is why:
