I am finding that people think its simple to get a mortgage. They forget that certain requirements are needed by different lenders no matter how much equity you have in your home or how large your down payment is.
Income needs to be verified
down payment needs to be verified
Equity in your home needs to be verified
Credit blips need to be explained.

I feel this is one of the reasons why a mortgage agent is needed as we know the process with each lender and can help guide you through the system.

fyi....If you take a marker and hide the transactions on your bank account.....that wont be accepted.
If you black out your SIN number on your T4....that wont be accepted
If you just take a screen shot of your bank account that doesnt show your name....that wont be accepted

Let us help you through the process and i think you will find its not that bad........

Just a quick fyi....it takes 21 days in order to complete a transfer if everyone is organized
If your renewal is on Monday, you will have to renew into an Open mortgage and close in app 21 days....
We still need to show the lender documentation

Income
Property tax
House insurance etc

The Bank of Canada has decided to leave prime at its current rate (as expected)...
You are going to see lots of posts that the BOC has left the overnight rate at 2.25%....THAT ISNT THE PRIME RATE

Bank prime today that they lend out is 4.45%......Brad
