When you skip a payment, the lender adds the missed interest straight to the total amount you owe on your home. This means you will end up paying interest on top of that extra balance. It's easy to just sign back the auto-renewal to your current lender, but that can be costly if you're not asking the right questions.

• Is that rate truly competitive? Often times lenders save their best rates for new clients, not renewal clients.
• Is this term right for you? A lot can change in a 5-year mortgage term. Now's the time to make sure you're not restricting yourself.
• Do you have any debt worth consolidating? You can roll other debts into your mortgage and save on higher interest rates at renewal time.

A clear plan involves research into the market and thoroughly understanding your financing options.

Instead of jumping into looking for active listings, begin with market research into the areas you're interested in buying. Identify the style of property you're interested in (detached, Semi-detached, condo, tri-plex etc) and learn what you can realistically generate in monthly rental income.

Next, consider costs outside of the mortgage including property taxes, maintenance fees, condo fees, and allocate funds annually into savings to be ready for repairs and professional management if you plan to be hands-off. Looking for ways to pay down your mortgage faster? One successful strategy that's not too tight on the budget can be switching to an accelerated by-weekly payment schedule. By making half payments every two weeks instead of monthly payments, you will have paid 13 full monthly payments in the course of a year instead of 12. And that extra payment goes directly onto the principal balance saving you thousands in interest over time.

If your mortgage is $400,000 at a 5% interest rate with a 25-year amortization, accelerated by-weekly payments would take approximately 3.5 years off of the mortgage, saving close to $40,000 in interest payments!
