To qualify for most mortgages in Canada, you must show you can afford payments at the higher of:

📈 Your mortgage rate + 2%
📈 5.25%

So if your rate is 4.5%, you'll need to qualify at 6.5%.

That timeline? That's your amortization period.

In Canada, most mortgages are amortized over 25 years though first-time buyers purchasing new construction may now qualify for 30 years under recent federal reforms, which lowers your monthly payment.

Here's why it matters:
✅ A longer amortization = lower monthly payments, more interest paid overall
✅ A shorter amortization = higher payments, but you own your home sooner
✅ You can make lump-sum payments to pay it down faster — without waiting out the full term
