Your offer got accepted and your financing is approved. Here is what happens next. 🏡

Your lawyer reviews your purchase agreement, conducts a title search, and handles all fund transfers between you, your lender, and the seller. Make sure your down payment and closing costs are sitting in their trust account and ready to go.

Budget between 1.5% and 4% of your purchase price for closing costs. This covers legal fees, title insurance, Property Transfer Tax, and any seller adjustments for prepaid taxes or utilities.

A few days before closing you will sign your mortgage agreement, title transfer, and statement of adjustments with your lawyer. Then on closing day the funds transfer, ownership moves into your name, and you get the keys. 🗝️
