MORTGAGE REFINANCE

A mortgage refinance is a 'reset' of your mortgage. You can borrow up to 80% of your homes current value, minus what you still owe. This is an opportunity to lower your rate, payout high interest debts, access funds for a renovation or any other big expenses that you may have.

A refinance is also an opportunity to switch to a different lender or lender product and/or change the amortization to lower your payment or to be more aggressive with paying the mortgage down.

MORTGAGE DEFAULT INSURERS

If you purchase with less than 20% down payment, your lender will require mortgage loan insurance from one of these 3 providers;

CMHC (Canada Mortgage and Housing Corporation)
Sagen (formerly Genworth)
Canada Guaranty (a fully Canadian-owned private mtg ins co.)

Premium Rates by Down Payment, added to your mortgage:
5% to 9.99% down payment; 4% of the mortgage amount
10% to 14.99% down payment; 3.10% of the mortgage amount
15% to 19.99% down payment; 2.80% of the mortgage amount

If you're a First Time Home Buyer and would like the 30-year Amortization for a lower payment, an additional 0.20% is added to the premium rate.

PST is added to the premium and will be part of your closing costs.
