First week of August recap: 3 mortgage approvals!

A great start to August with 3 mortgage approvals—all for first-time homebuyers!

Every mortgage application is different. Here are some unique situations we were able to work through that may be similar to yours:

New to Canada + Work Permit + Temporary Employment
The client arrived in Canada this year and had less than 3 months with his current employer under a temporary employment designation. We were able to use his previous industry experience in the Philippines to support an exception and get his income accepted.

Newly Employed + Only 1 Pay Stub
Another borrower had just started a new job with only one pay stub available. By showing her relevant industry experience in Canada and overseas, we were able to secure an exception and move the approval forward.

Gifted Down Payment from Outside Canada
The majority of down payment came from gifted funds from outside Canada. Gifted funds can be acceptable, including funds coming from overseas—we just need to properly document and verify the legitimate source and transfer of the funds.

Sometimes a unique situation just needs the right mortgage solution.

Congratulations to Joseph & Michelle on taking possession of your first home in Fort McMurray! We were even able to close your purchase before both of you started your new jobs.

Congratulations to Ate Evelyn & Kuya Reynaldo on your new home in Edmonton for your children! While continuing to live and work in Fort McMurray, you were able to purchase in Edmonton and use future rental income from your Fort McMurray property to help qualify. This file took some creative planning, but we made it work.

We also secured a refinancing approval, allowing my clients to use their home equity to consolidate debt and complete much-needed renovations.

Then to my three first-time home buyer clients whose purchases were approved this week, I can't wait to celebrate with you on possession day.

A growing family received their mortgage approval with one borrower currently on maternity leave and the other self-employed as a contractor barber. Every situation is unique, and with the right lender and structure, we found a solution that worked.
