The Bank of Canada held the policy rate at 2.25% this morning, marking the seventh consecutive hold.

While the headline suggests stability, the nuance that matters most is the split between lending structures:

Variable rates continue to offer significant discount spreads as lenders compete for market share.
Fixed rates, meanwhile, are moving in response to bond yields rather than central bank policy changes.

With only two decisions remaining this year (October 28 and December 9), waiting until renewal notices arrive often narrows your leverage.

Building a rental portfolio isn't about finding the next good deal. It's about whether your financing can carry it.

Most investors spend their energy on cap rate, comps, cash flow. Fewer spend the same energy on how the mortgage is structured — and that's usually where a second, or fifth, property either scales cleanly or stalls out.

A few things worth knowing before you go looking:
Investment properties require 20% down, full stop — there's no lower-down-payment insured option once a property isn't owner-occupied.
Rental income can offset your qualifying numbers, but lenders have tightened how much counts, and this year closed the door on using the same income to qualify for multiple properties at once.
You're still stress-tested on top of all of it — contract rate + 2%, or the 5.25% floor, whichever is higher.

None of this is meant to slow you down. It's meant to make sure you're not finding this out mid-negotiation.
