Congratulations Tara!!! I indulge in lots of water every day....so I have nothing to complain about!😂

The moms have spoken... or at least their children have.

From making sure we were putting food into our mouths properly to bundling us in warm, clean clothing, mom's advice stands the test of time.

Congratulations to our lucky winner, Tara Sutherland, with her mom's advice:

Some great tips to keep your home warm & cozy for winter!!!

Frozen pipes and furnace failures are two of the most common winter claims ❄️
 
A simple checklist can reduce the risk:
 
✅ seal drafts
✅ clear vents
✅ check insulation around pipes
✅ Turn off outside valves and drain hose bibs
✅ And check your furnace before the cold settles in
 
And if you haven’t done it yet this season (or year, we won’t judge), change your furnace filter.

Another decrease in Prime!!! We are now sitting at 4.45% Prime rate for our variable mortgages & lines of credit....every decrease lowers interest & your payment - every bit of savings is great these days!! ☺️

This morning, the Bank of Canada announced it is dropping the overnight lending rate AGAIN by 0.25%. to 2.25%.

It's likely the last rate cut we'll see this year (and for a while), so let's chat about making a move in your mortgage to:

🔻 Reduce Your Monthly Costs: By lengthening your mortgage amortization, you can lower your monthly payments and create extra breathing room in your budget. Many clients are surprised by how much more flexibility this gives them each month.

💵 Streamline Your Budget: Tap into your home equity to pay off high-interest debts and combine them into your mortgage. This way, you’ll have one payment at your lowest interest rate.

⏰ Change Your Payment Structure: If refinancing isn’t an option right now, consider switching to accelerated bi-weekly payments or making lump sum contributions whenever possible. For those with variable-rate mortgages, any extra payments go straight toward your principal, helping you pay off your mortgage faster and save on interest over time.
