Seven consecutive Bank of Canada rate holds might make it feel like not much has changed. But chances are, something has changed for you.

Maybe your income or expenses look different. Maybe you’ve built more home equity, your financial priorities have shifted, or you’re thinking about what comes next. Even when the policy rate stays put, your mortgage may be worth another look.

If you’re approaching a mortgage renewal, considering refinancing, or simply wondering whether your current mortgage still fits your life, I can help you review where things stand and explore the options available to you.

Seven holds later, is your mortgage still working for you? Message me and let’s find out.

Buying a home is one of the biggest investments you'll ever make, but your monthly mortgage payment is only part of the equation! Understanding the full cost of homeownership is key to building a realistic budget and avoiding unexpected financial surprises.

Beyond your principal and interest, keep these essential ongoing costs in mind:
Property Taxes: Municipal taxes calculated based on your property's value.
Utilities: Monthly services like electricity, natural gas, water, and waste management.
Home Insurance: Essential coverage to protect your property and personal belongings.
Maintenance & Repairs: Ongoing upkeep, seasonal maintenance, and unexpected repairs.
Condo Fees: Regular maintenance and reserve fund contributions if buying a condominium.
Planning your home buying budget? I can help you understand all the upfront and hidden costs involved so you can purchase with confidence!

The Bank of Canada has held its policy rate at 2.25% for the seventh consecutive decision.

For Canadian homeowners and homebuyers, another hold means the policy rate remains unchanged for now. Whether a mortgage renewal, refinance, or home purchase is ahead, this is a good opportunity to review the numbers and understand the options available.

Message or give me a call to discuss what today’s Bank of Canada decision could mean for your mortgage plans.

Yes, it’s possible to buy a home in Canada with as little as 5% down, depending on the purchase price and your eligibility.

For homes priced at $500,000 or less, the minimum down payment is 5%. Above $500,000 (up to $1.5 million), the minimum is 5% on the first $500,000 and 10% on the portion above that. Homes purchased with less than 20% down generally require mortgage default insurance.

A smaller down payment can make homeownership more accessible, but there’s more to consider than the minimum. I can help you understand down payment requirements, qualification and the mortgage options available to you.

Thinking about buying a home? Connect with me today to find out what’s possible and start building a plan.

Why work with a mortgage broker instead of going straight to a bank?

A bank can offer its own mortgage products. A mortgage broker can explore options from multiple lenders, helping homebuyers and homeowners compare rates, features, terms and lending solutions based on their individual needs.

That broader access can make a difference. Mortgage brokers can help clients:

• Compare mortgage options from multiple lenders
• Understand fixed, variable and adjustable rate choices
• Navigate lender requirements and qualification criteria
• Find solutions for unique income, credit or property situations
• Review the fine print beyond the interest rate
• Get guidance throughout the mortgage process

Whether buying a home, refinancing or approaching a renewal, having more options and professional guidance can help clients make a more informed mortgage decision.

Ready to see what options are available? Message me today and put the power of choice to work.

Quiz Time!

How much does your credit score really matter when applying for a mortgage? More than you might think. It gives lenders insight into how you manage credit and can play an important role in the mortgage options available to you.

The answer is B: Your credit score helps determine your borrowing eligibility and options. A stronger credit profile can help open the door to more lenders, mortgage products and potentially more favourable terms.

Not sure where your credit stands or how it could affect your mortgage? Reach out to me today and find out before you apply.
