You can calculate home equity by taking the current market value of your home, then subtracting any loans you have against the home, an outstanding mortgage for example.

If you don’t have any loans against your home, then your home equity is equal to the full market value of your home.

Home equity is a useful indicator of the distribution of your wealth, but it’s most often used when it comes to borrowing money.

Home equity is an asset that you can borrow against by using a home equity loan, like a second mortgage or a home equity line of credit (HELOC).

One of the first things new homebuyers must do is decide whether to choose a fixed-rate or a variable rate mortgage.

For Fixed Rate Mortgages, your payment remains the same for the length of the term. If you have a fixed budget, it's always safe to go with the fixed rate mortgage. Fixed rate mortgages are usually based on the bond rates. If the bond rates go up, fixed rates will go up.

In a variable mortgage, if the prime rate decreases, then more of the payment will be applied to the principal loan, on the other hand if the prime rate goes up, more payment will be applied to the interest portion. Your payment will only increase if the interest rate is high enough and the payment amount results in a negative amortization.
