What does a preapproved home loan really mean and how long do they last? Many are not worth the paper they are written on, and only last 90 days. But read on.
Many lenders nowadays only offer what is called a non-assessed preapproval. This means that they take the information provided but don’t check to see if it’s correct or check that you fit their policy, they just say “based on what we have been told your loan is preapproved”. When push comes to shove, and you go back for a formal approval you may not get it! Imagine, you just bought a property at auction and now you have no loan approved. Unless you can find a new lender quickly you may have just lost your hard-earned deposit.
Depending on your lender most preapprovals last for 3 months, maybe 6. So, from the day you get your preapproval you are under pressure to find a property, or you must do all the application paperwork again.
There is a better way……
At Regional Finance Solutions we have lenders that will do a fully assessed preapproval. This means that the lender has checked what has been provided to make sure that you fit their policy and are eligible for the loan applied for. This means that when they say, “you are preapproved”, you really are. So, you can go ahead with confidence.
Oh, and that 3-month thing? Does 12 months sound better? Of course, there are terms and conditions to this, but yes, that pre-approval could last for up to 12 months.
There you go, a fully assessed preapproval to give you peace of mind, and 12 months to give you time to search and not make a rushed decision. Sound good? Give me a call.
